The right material depends on the building, the climate exposure, and what's underneath. Here are the four systems we work with most:
Single-ply thermoplastic membrane. Energy-efficient, reflective white surface that lowers cooling costs. Best fit for: commercial buildings, multifamily, and modern low-slope homes.
Synthetic rubber membrane, typically black. Long-proven track record, excellent UV and weather resistance. Best fit for: large commercial roofs and porches where energy reflection isn't critical.
Asphalt-based, multi-ply system. Tough, puncture-resistant surface with strong waterproofing. Best fit for: roofs with foot traffic and harsher mechanical exposure.
Liquid-applied silicone or acrylic that restores aging membranes without a full tear-off. Best fit for: extending the life of an existing flat roof and reflecting heat.

Twice a year — spring and fall — plus a check after any major storm. Flat roofs hide damage well, and small issues (a clogged drain, a cracked seam) become big problems faster than on a pitched roof. Annual inspections are the bare minimum.
For occasional maintenance, yes — most flat roofing membranes are walkable when dry. But frequent foot traffic accelerates wear, especially on EPDM and TPO. If your roof is a regular hangout spot, you should be looking at a walkable system like Dec-Tec or installing a separate walking pad over the membrane.
It depends on the system and the maintenance. TPO and EPDM typically last 20–25 years. Modified bitumen can last 15–20. Roof coatings extend life by 7–10 years per application. Well-maintained flat roofs routinely outlive their warranty; neglected ones fail in half the time.
Standing water (ponding) usually means one of three things: a clogged drain, sagging insulation underneath the membrane, or improper original slope. Any ponding over 48 hours after rain is a problem worth investigating — it accelerates membrane wear and can void warranties.
Most flat roof issues are repairable — patches, seam re-welding, flashing rebuilds, even full coating overlays. Replacement only becomes the better option when the underlying insulation is saturated, the membrane is broadly deteriorated, or repairs have started stacking up. We'll inspect and give you an honest read on whether to repair, coat, or replace.
